Choose an individual service or ask us to coordinate a wider property-care assignment.
Three substantial services, each separately identified in your quotation. Combine them for coordinated exterior care.
Cleaning of roof surfaces to remove accumulated dirt, loose debris and surface growth where the roof condition permits. Before quoting, the roof material, pitch, height, condition and access need to be assessed so that the proposed cleaning method and equipment suit the property. The scope can be coordinated with guttering and under-ceiling cleaning for a more complete exterior-care assignment. Permanent staining, rust treatment, painting and repairs are considered separately.
Removal of accessible leaves, silt, vegetation and other debris from gutter channels, followed by cleaning and rinsing where appropriate. Accessible outlets and downpipe entry points can be checked for visible obstructions within the agreed scope. The work helps maintain clear rainwater pathways; defects such as loose brackets, damaged sections or suspected leaks are brought to the client’s attention. Replacement guttering and plumbing repairs require a separate assessment and quotation.
Cleaning of the underside of roof overhangs, eaves, soffits and accessible exterior ceiling areas to remove dust, cobwebs and surface dirt. Particular care is needed around lighting, electrical fittings, vents, joints and fragile finishes. Cleaning methods are selected according to the material and condition rather than applying the same pressure to every surface. This service can be quoted on its own or as part of a coordinated roof, guttering and exterior-cleaning package.
Roof-screw removal and replacement can be assessed and quoted separately. Repairs, restoration and painting are separately scoped.
PLACS accepts janitorial cleaning assignments for offices, businesses, schools and other educational spaces. We offer one-off cleaning, periodic deep cleaning and recurring service arrangements, with the areas, frequency and responsibilities agreed before work begins.
Cleaning of agreed desks and accessible surfaces, reception areas, meeting rooms, corridors, stairways and common areas. Dusting and wiping are planned around equipment, documents and occupied workspaces.
Cleaning of classrooms, staff rooms, administrative offices, libraries, halls and other agreed school areas, including accessible furniture and surfaces. Work can be scheduled after hours, during holidays or at other times agreed with the school.
Sweeping, vacuuming and mopping of suitable floors; cleaning of accessible windows and glass; and cleaning of toilets, washbasins and washroom surfaces. Methods and products are selected for the surface and intended use.
Emptying agreed bins, collecting ordinary waste, and cleaning frequently touched surfaces such as handles and switches. Staff kitchenettes and eating areas can be included, with waste-removal and consumable-replenishment responsibilities specified in the quotation.
Daily, weekly, monthly or other agreed schedules can be discussed. The work plan identifies cleaning areas, products, equipment, access, utilities and completion checks. Secure areas and personal information are treated with discretion, and work is coordinated to limit disruption.
School work is arranged with the authorised representative and coordinated around learners and staff. Specialist disinfection, hazardous waste, pest control and specialist floor restoration require a separately confirmed scope. Service availability and pricing depend on the site assessment.
Request a janitorial quotation ↗Pressure washing of suitable driveways, walkways, garage areas, patios, concrete surfaces, boundary walls, fences and building exteriors. Each area is assessed for paint condition, surface strength, drainage and nearby fixtures before the scope is agreed. Cleaning can cover a selected problem area or a wider property washdown. The quotation identifies the surfaces included, access and utility arrangements, final rinsing and any debris removal required.
Grass cutting, brush cutting, weed control, yard maintenance and property beautification for residential yards, vacant lots and other agreed grounds. Work can include cutting back overgrowth, tidying edges, gathering cut material and clearing access routes. The level of vegetation, terrain, hidden debris and waste volume inform the work plan. One-off restoration and scheduled maintenance can be discussed, with removal or retention of cuttings agreed in advance.
Cleanup of heavily overgrown or cluttered areas, collection of unwanted items, and removal of agreed vegetation, loose waste and debris. An initial assessment establishes what is to be removed, what must be retained, access for loading and the disposal arrangements. The service can support yard restoration, property preparation and tenancy clean-outs. Waste type and volume are assessed before acceptance; hazardous or specialist waste requires separate arrangements.
Cleaning of accessible window glass and agreed frames or surrounding surfaces to improve appearance and remove ordinary dirt and marks. Access, window height, fragile fittings, existing damage and the condition of seals are considered when planning the work. The quotation specifies whether internal surfaces, external surfaces or both are included. Difficult access, specialist equipment and removal of stubborn deposits are assessed separately.
Minor painting and agreed interior or exterior painting work to refresh walls and other suitable surfaces. The scope should identify surface preparation, areas to be painted, the intended finish and who supplies paint and other materials. Adjoining fittings and surfaces need protection, with cleanup included in the work plan. Existing peeling, dampness, corrosion or damaged surfaces are discussed before work begins so preparation and repair needs are properly allowed for.
Practical property-upkeep services including agreed fence and gate repairs, drain cleaning, minor construction and repair works. Each task is assessed for the required materials, access and skills before acceptance. Roof-screw removal and replacement can also be considered where appropriate and specifically included in the quotation. Structural work, extensive repairs and tasks requiring specialist competence are assessed separately, with the client informed of the proposed arrangements.
General cleaning, janitorial support, post-construction cleanup and tenancy clean-outs for agreed areas. Work may cover rooms, floors, accessible surfaces and external areas, according to the property and the client’s priorities. The quotation sets out the areas, frequency, cleaning materials and waste-removal responsibilities. Sanitation requirements are discussed for the intended use of the premises; specialist disinfection and regulated cleaning work require a separately confirmed scope.
Weekly, monthly or other agreed maintenance arrangements can combine grounds care, cleaning and minor upkeep into a practical programme. Seasonal property preparation, event cleanup, flood or storm cleanup and subcontract support can be discussed subject to site conditions and availability. Priorities, visit frequency, reporting arrangements and items outside the recurring scope are agreed with the client so that expectations remain clear throughout the assignment.
Services are tailored to property conditions, access and availability. Specialist requirements are assessed before acceptance.

Our standards guide the way we aim to plan assignments, protect property, communicate with clients and review completed work.
Explore each commitment to see what professionalism means in practice at PLACS.
Our standard is to understand the property and the client’s priorities before agreeing a job. This means considering the condition and size of the area, access, working height, water and electricity needs, waste volume and any vulnerable features. Where photographs are used for initial pricing, significant assumptions should be checked before mobilisation. Findings that affect the method, cost or timing are discussed so that the client can make an informed decision.
Our quotation sets out the work included, exclusions, price, payment terms and practical requirements. Our commitment is to explain what the client is paying for and to discuss additional work before proceeding. Our commitment is to record and agree changes to quantities, materials, access arrangements or requested tasks. Deposits and balance-payment arrangements are stated for the particular assignment rather than assumed to be the same for every job.
Good workmanship includes choosing a method suited to the surface. Pressure, cleaning products and tools need to be considered in relation to paintwork, roofing, glass, fittings and surrounding materials. Our commitment is to identify visible existing defects, discuss limitations and take reasonable steps to protect nearby property. Cleaning cannot guarantee removal of every permanent stain or reverse deterioration; any need for restoration or repair is explained separately.
Our service commitment is to assess hazards and plan practical controls before work starts, including equipment condition, protective wear, public access, electrical exposure and work at height. Roof cleaning requires particular attention to access, roof condition and weather. Work should be paused when conditions make the planned approach unsuitable. Necessary specialist access or additional support is discussed before proceeding, with safety taking priority over an avoidable rush to finish.
Our client-care commitment centres on respectful communication, clear scheduling arrangements and an explanation when conditions affect progress. Our commitment includes care around occupied homes and workplaces, responsible handling of access arrangements, and discretion concerning personal property and private spaces. Both company contact numbers are available for project enquiries and follow-up. We aim to raise concerns early and resolve questions directly so that avoidable misunderstandings do not become disputes.
Our quality commitment includes a review of the finish against the agreed scope before handover. Our commitment is to identify missed areas or outstanding items, collect work-generated debris as agreed, and leave access routes orderly. A client walkthrough or other completion review can be arranged where practical. Any limitation, follow-up task or additional recommendation should be explained at handover so that the client understands what has been completed.
Property care also involves managing the effects of the work. Our standard is to consider overspray, runoff, nearby plants, drainage and the handling of waste. Cleaning products should be used as directed, and debris should be collected rather than allowed to create a new obstruction. Waste-removal and disposal responsibilities are agreed for the assignment, with specialist waste assessed separately. The cleanup plan forms part of the service discussion.
Written quotations, agreed changes, invoices, receipts and suitable project records support transparent business dealings. Our commitment is to keep client payments and completed work traceable and to give concerns appropriate attention. Clients are encouraged to explain any issue with the project location and service details so that it can be reviewed. Photographs and testimonials intended for marketing are used with permission and attributed as agreed.
